Local conditions
Restoration advice written for the rest of the country assumes a basement, a frost line and a humid summer. Phoenix has none of those. Almost every home here sits directly on a concrete slab, which means water never goes down. It goes sideways, along the slab, under the baseboard and up into wall cavities you cannot see from the room you are standing in.
Then there is the air. Desert humidity is an advantage during drying and a liability before anyone calls, because a slow leak evaporates at the surface while the material underneath stays soaked. The floor looks dry. The moisture meter says otherwise.
The first 48 hours
People tend to think of a water loss as an amount. It is really a duration. The same fifty gallons is a routine dry out on Monday morning and a demolition estimate by Thursday, and almost nothing about the water itself changes in between.
0 to 60 minutes
It runs along the slab, wicks up drywall by capillary action and slides under baseboard into wall cavities. What you can see on the floor is a fraction of what is already wet.
1 to 24 hours
Drywall swells and loses strength, baseboard separates, laminate edges lift and carpet pad holds many times its own weight in water without looking especially wet.
24 to 48 hours
Under the IICRC S500 standard, clean water that sits and picks up contamination is handled as Category 2. This is also the window where mold growth typically begins.
Past 48 hours
Materials that could have been dried in place now come out. The scope grows, the timeline grows, and the conversation with your insurance carrier gets considerably more complicated.
S500 is the ANSI approved standard the restoration industry works to, and adjusters evaluate whether documented drying followed accepted industry practice. That is the reason we take readings before we take anything apart.
How the job runs
No mystery, no vague promises about arriving fast. Here is the sequence, and the reason each step exists.

Meter readings on every affected material, including the ones that look fine. The map is recorded before anything gets moved or torn out.

Air movers and dehumidifiers placed for the class of loss, with readings taken daily until materials reach a dry standard rather than until the room simply feels dry.

After the water
A water loss almost never stays inside one trade. Once the structure is dry there is usually a roof, a circuit or a floor to deal with, and these are the people we point our customers toward.
