Six Ways a Phoenix Building Gets Wet Without a Storm Involved

Clean water losses are the bulk of what we handle, and almost none of them involve weather. They start inside the building, usually from a component nobody has looked at in fifteen years.

Slab leaks

Supply lines running through or beneath the concrete corrode and leak for months. A warm patch on the tile, running water with everything shut off, or an unexplained bill are the usual first signs.

Supply line failures

Braided hoses behind toilets and washing machines, refrigerator lines and shutoff valves. Cheap parts with a real service life that tend to fail without warning and run until someone finds them.

Water heater ruptures

Often in an interior closet or garage with no floor drain, which means the entire tank volume ends up in the structure rather than going anywhere useful.

Condensate overflow

Through a Phoenix summer the system runs almost constantly. A blocked drain line puts that water through the ceiling below the air handler, with no storm and no burst pipe involved.

Aging galvanized pipe

Common in pre 1970 central Phoenix and Glendale stock. The pipe corrodes from the inside, narrows, and lets go at a joint inside a wall rather than anywhere you can see.

Appliance and fixture overflows

Dishwashers, ice makers and overflowing tubs. Small volume, but they run into cabinetry and subfloor where the water sits and does not evaporate.

What drying actually means

Dry Is a Reading, Not a Feeling

The most expensive mistake in this trade is stopping too early. A room can feel dry, smell fine and look finished while the bottom plate, the subfloor and the back of the drywall are still holding enough moisture to grow mold and warp framing. Surface dryness tells you almost nothing.

So the work is measured rather than judged. We take readings on every affected material before anything moves, set equipment for the class of loss, and keep taking readings daily until the materials reach a dry standard. The equipment comes out when the numbers say so.

  • Moisture mapping first. Every affected material metered and recorded before demolition, because you cannot prove what you dried if you never measured what was wet.
  • Extraction before evaporation. Removing liquid water is dramatically faster and cheaper than asking a dehumidifier to do it, so the water comes out first.
  • Air movement plus dehumidification. Fans alone move moisture around the building. Dehumidification is what actually takes it out of the air and out of the structure.
  • Drying in place where the readings allow. Hardwood, stone and cabinetry are worth saving. That means more monitoring days rather than faster demolition.

How long does structural drying take?

Most clean water losses run three to five days of active drying, with readings taken daily. It depends on how many materials are wet, what they are made of and how long the water sat before we started. Anyone quoting you a fixed number before metering the building is guessing.

Will you have to cut out my drywall?

Not always, and we would rather not. If readings show the cavity can be dried in place we will dry it in place. Removal happens when the material is too saturated to recover, when the water was contaminated, or when it sat long enough that drying it would trap a problem behind a finished wall.

Can I just run my own fans and save the money?

Household fans move air but do not remove moisture from it, so the water evaporates out of the floor and redeposits into drywall and framing. Without dehumidification and without readings you are relocating the problem rather than solving it, and you have no record for your carrier.

Does my insurance cover this?

That is between you, your policy and your adjuster, and we will not pretend otherwise. What we control is the documentation: cause of loss, affected materials, daily moisture logs and a written scope, assembled the way a carrier expects to receive it.
